My pricing strategies base themselves off the ever changing market conditions, I do not follow the principle that “closed sales” dictate the value of your home. All homes are different in upgrades, location, condition and appeal, all of which directly impact the value of your home.

  • If closing time is inconvenient I will bring the closing documents to you; you will not have to attend.

For Sale by Owner Listing program
  • All services as listed under the full service program above.
  • You may continue selling your home By Owner.
  • If you sell your home By Owner you are released from the listing, no fees are due.
  • I can assist you on a flat rate basis if you sell and need assistance in the process.

Showing agreement for our Buyers
  • No listing agreement.
  • You allow me to show your home to our buyer.
  • If my buyer purchases I can assist both you and our client in the closing.
  • Reduced real estate commission, paid either by you or the buyer as negotiated.
  • Fees: See Fees & Commission Schedule below

  • Hi-definition photo’s of your home.
  • Internet marketing on and related sites.
  • Assist with contract negotiations.
  • Provide you with copies of the current Florida Landlord/Tenant Law.
  • Fee structure will be the lesser of the two below options.:
    - Equal to one months rent on a 1 year lease
    -10% of gross rent on shorter rental periods

Full Service Listings - Start at 4% and max at 6%
For Sale by Owner Listing Program - Start at 4% and max at 6%
Showing Agreement for my Buyers - 4%
Rentals = Equal to 1 months Rent ro 10% of gross rent - Whichever is less
